Choosing an Agent
This could be the most important decision you make so make sure
it's a
good decision. Don't be taken in by high valuations, make sure they
have comparable
evidence that backs up what they are saying. Make sure
your agent has good local
knowledge and a good track record. Personal
recommendation is great. Don't be pressurised
to sign up with the
agent that has the property you like.
Contract
Check the contract
you are signing, you shouldn't need to sign a
lengthy contract, you should be able
to stay with your agent if you
are happy but to change if you are not.
Fees
Check that
you understand the fee structure, not all agents are
transparent with their fees,
if in doubt ask.
Showing your Property at its best
Finish off all those half finished
DIY jobs, but don't start new ones,
declutter where possible, to give a spacious
feel, pot plants and
fresh flowers are a nice touch and will make the property feel
more
homely! First impressions count, so keep the front garden looking tidy
and grass
cut, and maybe give that front door a lick of paint if it is
looking tired.
Try and
avoid cooking anything that will create a strong odour prior
to a viewing and if
you have pets maybe ask a neighbour or family
member to look after them if possible.
Tips
If
you are doing the viewing, make the potential buyers feel welcome,
answer any questions
they ask as best you can and offer information on
the local area. Be interested but
don't ask their life history!
