Choosing the right mortgage advisor can be difficult, some agents may pressurise you into seeing their in-house mortgage advisor before allowing you to view properties. You shouldn’t need to do this. We also have an in-house mortgage advisor who is friendly and helpful, but we don’t force it on you, if you’d like to be put in touch with them please let us know.
Finding a professional solicitor who will communicate with you freely and concisely is important. We have an abundance of really good solicitors in this area and having one that is on your doorstep, will certainly aid the signing of documents etc. The best advice we can give anybody is to have a conversation with the conveyancer who is likely to do your work. If you can only get to speak to an assistant or the assistant’s assistant, then this is probably an indication of what to expect once instructed! Energy Performance Certificates
An Energy Performance Certificate (EPC) is required for almost every residential property when it is sold or rented. The EPC can only be produced by a qualified energy assessor, who is a member of an approved certification scheme. To comply with the law, you need to have commissioned an EPC before marketing commences.
The EPC records the characteristics of the property and provides energy efficiency and environmental impact ratings, with an estimate of current running costs. It recommends improvements and indicates what effect these improvements would have on the ratings.
An EPC is currently valid for 10 years, although if improvements have been made to a property, it may be beneficial to reflect these by updating the EPC.
